Environmental & Property Assessments

Phase I ESA & Property Condition Assessments (PCA)

Comprehensive environmental site assessments and property condition reports — the foundation for informed acquisition, lending, and capital planning decisions.

Overview

American National provides both Phase I Environmental Site Assessments (ESA) and Property Condition Assessments (PCA) to support your commercial real estate due diligence. Our Phase I ESAs, conducted in accordance with ASTM E1527-21 standards, identify potential environmental liabilities and qualify for CERCLA protections. Our PCAs, following ASTM E2018-15 standards, evaluate the physical condition of buildings and systems to inform acquisition decisions and capital planning.
